We have a '60s modern house with two fairly large flat roof sections.
We also have no budget for a full replacement.
The back section which looks like a mod bit--aka torch-down I coated with a solvent-based Henry's product not long after we moved in as a temporary fix, since it is ponding water and I need to check the structure for settling before redoing it.
The front section is a conventional tar and gravel--a very well done job, copper flashed etc but it is now covered in moss and greenery.
There was one leak at a seam that I was able to repair probably pulled apart because blackjack roofing tar structural movementand a few leaks at the flashings that are allowing water to come over the edge onto the fascia.
I have decided that now is the time to clean it up and stabilize it.
So I have found useful information on killing and removing moss, lifting the gravel either broom, shop vac or bothspudding ie scraping the gravel where repairs are needed, washing thoroughly etc.
I thought I would mark the sections of flashing where there have been leaks and use a heavy cement product to reseat the flashing sections.

I can recall so many stories of budget estimates submitted to replace roofing well beyond its intended service life to finally replace the roof 3-7 years later and the total project doubling in cost due to structural repairs required during the renovation.
But if continue reading must make repairs.
There are several options and directions you can take.
Mod-Bit roof: First try to eliminate the standing water.
Standing water is a modified roof membranes worst enemy!
There are a couple ways to do it.
This is a bit more involved, but still an option.
Install tapered insulation or plywood to reduce the quantity standing water.
This will require installing more modified material in cold process adhesive.
Only use coatings compatible with SBS modified membranes.
Most coatings are NOT.

The biggest problem people have when using Henry products is using the wrong type of product for the application.
They have literally Hundreds of different types of products.
Consult with your local Henry manufactures representative.
Home Depot is not likely to stock the product type you need.
Find your local commercial roofing distributor.
ABC is a good place to start they are nation wide and more than likely have a supplier near you.
If it were my house I would probe all seams in the modified to identify any fish mouths or open seams and repair with a 3 course application of Karnak Ultra 19 cement which is compatible with SBS membrane or use new modified membrane laid in cold process adhesive for a permanent repair.
The use a cold process adhesive applied at 1.
Allow 2-4 weeks to cure and then apply a NON-Fibered aluminum coating strictly for UV protection.
Aluminum coating is not water tight!
Moisture will penetrate through all aluminum coatings, it has no water proofing qualities to it at ALL.
Strictly a UV protection.
Cold process can not withstand UV deterioration for than a couple months without failure.
Gravel surface Built-up roof system: If it is not leaking the best thing to do is to stay off of it.
I highly recommend starting at the peak of the roof in a very small area to determine the condition of the felts and identify if they are organic or fiber glass.
If you are able to pick off a small piece of the felt.
If you can see small fibers sticking out of the sides ripped than it is fiber glass felt and probably safe to continue scraping with caution.
Now you need to determine if the base sheet was nailed or loose laid.
This will determine if you need to retain the gravel ballast for reuse or if you can go back with an aluminum coating.
Cut a core all the way to the deck at the peak of the roof and remove the core carefully to reuse for your patch.
The core may need to be as large as 12" x 12" to determine if the base sheet was nailed or loose laid.
After the core has been cut you can slide a shingle pry bar underneath the existing roof and lift it slightly to determine if it was nailed.
You may get lucky and the core taken might be nailed in place.
If that is the case do not remove it.
Simply repair you cut lines with 3 course fabric click at this page cement or modified membrane.
Seal edge with 3 course fabric and cement or modified membrane.
If base sheet was nailed in place: 4- apply new cold process adhesive.
Allow 2-4 weeks to cure.
If base sheet loose laid in place: 4- apply cold process adhesive at a rate of 1.
Allow 2-4 weeks to cure for foot traffic.
